We may update these terms from time to time, and continued use of the Service after changes constitutes acceptance of the revised terms.

2. Service Description

PropBook is a property investment tracking and analysis tool designed for Malaysian property investors. The Service allows you to record property investment data, project future cash flows, calculate returns (IRR), and interact with an AI-powered chat assistant that can answer questions about your portfolio.

PropBook is a tracking and analysis tool only. It does not provide financial advice, investment recommendations, or professional consultation of any kind. Any projections, calculations, or AI-generated responses are for informational purposes only and should not be relied upon as the basis for any investment decision. Always consult a qualified financial adviser before making investment decisions.

3. User Accounts & API Keys

To use PropBook, you must create an account and may need to provide your own API keys for third-party AI services (such as Anthropic or Google). You are responsible for:

  • Maintaining the confidentiality of your account credentials and API keys
  • All activity that occurs under your account
  • Ensuring your API keys comply with the respective provider's terms of service
  • Any charges incurred through your API keys

PropBook is not responsible for any costs or liabilities arising from the use of your API keys through the Service.

4. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose or in violation of any applicable laws
  • Attempt to gain unauthorised access to any part of the Service or its systems
  • Reverse-engineer, decompile, or disassemble any part of the Service
  • Use the Service to transmit malicious code, spam, or harmful content
  • Resell, sublicense, or redistribute the Service without written permission
  • Interfere with or disrupt the integrity or performance of the Service

5. Intellectual Property

The Service, including its design, software, and content (excluding user data), is owned by PropBook and protected by intellectual property laws. You retain full ownership of any data you enter into PropBook. We claim no ownership over your property investment data, chat conversations, or any other content you provide.

6. Data & Privacy

Your use of the Service is also governed by our Privacy Policy, which describes how we collect, use, and protect your information. By using the Service, you consent to the data practices described in the Privacy Policy.

7. Payment Terms

PropBook offers paid subscription plans. By subscribing, you agree to pay the applicable fees as displayed on our pricing page. All fees are quoted in Malaysian Ringgit (MYR) unless otherwise stated.

  • Subscriptions renew automatically unless cancelled before the renewal date

8. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

PropBook does not guarantee the accuracy of any calculations, projections, or AI-generated responses. Investment returns are inherently uncertain and past performance is not indicative of future results. The IRR figures, break-even estimates, and projected cash flows produced by PropBook are mathematical models based on user-provided inputs and assumptions that may not reflect actual outcomes.

AI chat responses are generated by third-party language models (Anthropic, Google) and may contain errors, inaccuracies, or outdated information. These responses do not constitute professional advice.

9. Limitation of Liability

To the maximum extent permitted by law, PropBook and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or investment returns, arising from your use of or inability to use the Service.

Our total liability for any claim arising from or relating to the Service shall not exceed the amount you have paid to PropBook in the twelve (12) months preceding the claim.

10. Termination

You may cancel your account at any time. We may suspend or terminate your access to the Service at our discretion if you violate these terms, or for any other reason with reasonable notice. Upon termination, your right to use the Service ceases immediately. We will make your data available for export for a reasonable period following termination.

11. Governing Law

These terms are governed by and construed in accordance with the laws of Malaysia. Any disputes arising from these terms or the Service shall be subject to the exclusive jurisdiction of the courts of Malaysia.

12. Changes to Terms

We reserve the right to modify these terms at any time. Material changes will be communicated through the Service or via email. Your continued use of the Service after such changes constitutes acceptance of the updated terms.
