PropBook ("we", "us", "our") operates the property investment tracking service at propbook.laikahkeen.com. This Privacy Policy explains how we collect, use, store, and protect your information when you use our Service. We are committed to being transparent about our data practices.

Account Information

When you create an account, we collect your email address and authentication credentials. If you provide API keys for AI services, these are stored in your account.

Property Investment Data

Data you enter about your property investments, including purchase prices, loan details, rental income, expenses, and other financial information related to your portfolio.

Chat Conversations

When you use the AI chat feature, your questions and the AI-generated responses are stored as part of your account data. These conversations may include references to your property investment data.

Usage Data

We collect anonymous, aggregated usage analytics through Plausible Analytics (see Section 4). This includes page views and referral sources but does not include any personal information or tracking cookies.

3. How We Use Your Information

  • To provide and operate the Service, including calculating investment returns, projections, and break-even analysis
  • To power the AI chat feature by sending relevant context from your portfolio data to AI providers
  • To process payments and manage your subscription
  • To communicate with you about your account, service updates, or support requests
  • To improve the Service based on aggregated, anonymised usage patterns

We do not sell, rent, or share your personal data or investment information with third parties for marketing purposes.

4. Third-Party Services

PropBook integrates with the following third-party services:

AI Providers (Anthropic & Google)

When you use the AI chat feature, portions of your property investment data and conversation history are sent to AI providers (Anthropic and/or Google, depending on your configuration) to generate responses. This data is transmitted securely and is subject to each provider's respective data handling policies. We send only the information necessary to fulfil your query. If you use your own API keys, the data is processed under your direct agreement with the provider.

Plausible Analytics

We use Plausible Analytics for website usage tracking. Plausible is a privacy-focused analytics tool that does not use cookies, does not collect personal data, and does not track individual users across sites. All data is aggregated and anonymous. Plausible is GDPR-compliant by design.

Payment Processor

Subscription payments are handled by a third-party payment processor. We do not store your full credit card details on our servers. Payment data is subject to the processor's privacy policy.

5. Data Storage & Security

Your data is stored in isolated, per-user SQLite databases. This means your property investment data is kept separate from other users' data at the storage level.

We implement reasonable technical and organisational measures to protect your data, including encrypted connections (HTTPS), secure authentication, and access controls. However, no method of electronic transmission or storage is 100% secure, and we cannot guarantee absolute security.

6. Data Retention

We retain your account and investment data for as long as your account is active. If you delete your account, we will delete your data within 30 days, except where we are required by law to retain it. Anonymised, aggregated analytics data may be retained indefinitely as it cannot be linked back to individual users.

7. Your Rights

You have the right to:

  • Access the personal data we hold about you
  • Request correction of inaccurate data
  • Request deletion of your account and associated data
  • Export your property investment data
  • Withdraw consent for data processing (which may result in inability to use the Service)

8. Cookies

PropBook does not use tracking cookies. Our analytics provider, Plausible, is entirely cookie-free. We may use essential cookies strictly necessary for the operation of the Service (such as session authentication), but these do not track you across websites and are not used for advertising or profiling purposes.

9. Children's Privacy

PropBook is not intended for use by individuals under the age of 18. We do not knowingly collect personal information from children. If you believe a child has provided us with personal data, please contact us and we will take steps to delete such information.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be communicated through the Service or via email. The "Last updated" date at the top of this page indicates when the policy was last revised. Continued use of the Service after changes constitutes acceptance of the updated policy.
